v1.2Calculate your monthly payments throughout the life of your mortgage (interest, principal and monthly payment). Displays balances, subtotals for the interest and principal for each year and totals to have paid at the end of the mortgage.Tap the up/down buttons in the "Term" in years field. You can also tap in the field and use your keypad, keyboard or on-screen-keyboard of your device. This field allows only numbers. The term field is for entering the length in years that you are taking the loan for. Some lenders will express the length in months, so be careful to convert months to years and enter this value.Tap in the "Interest Rate" field to enter the annual interest rate in percentage (for example: a 5 and 1/8 annual interest rate should be entered as 5.125). It is very important that you do not round any numbers that would go into this field. Enter your annual interest rate as it is given to you with up to 4 decimal places. If you were to round any of those numbers the calculator would not know that you were given a rate that has been rounded and would run with an inaccurate value. The term of the mortgage loans is so long and the amounts to finance are so high that even a change in the fourth decimal place would cause the result to be considerably inacurate. This field allows only numbers.Enter the amount to receive in this mortgage loan into the "Principal" field. This field allows only numbers.When you tap on the "Calculate" menu option the application starts calculating your mortgage paymnents and creates the records for what you would have to pay in each month of the mortgage. The "Monthly Payment" is displayed in a larger font and the table columns are displayed underneath. The columns displayed are "Month" number, "Principal Balance", "Interest Paid" and "Principal Paid". Month number will show the month starting with 1 for the first monthly payment. Principal Balance will show how much principal is left to pay at that point in your mortgage. This will give you a principal payoff approximate value. The payoff ammount would have to be calculated adding other items such as the daily interest accrued until the particular day in which the payment is submitted. Interest paid shows how much interest you have to pay in that particular month. Principal paid displays how much principal you are paying in that particular monthly payment.At the end of each 12-month period the Interest Paid and Principal Paid columns are totaled to provide with a set of annual totals. Please note that these totals are not cumulative on a year-to-year basis and only provide the totals for the current 12-month-period. In case your mortgage takes longer than can be displayed in a single screen, you can scroll up/down the contents of the table. At the bottom of the table you will find the grand totals displayed. Total Principal and Total Interest for the whole length of the loan. Please note that this is not the amount of interest you would pay if you want to payoff your mortgage.If the application is already displaying the results of one of the mortgage options you are evaluating, then you can clear the results by tapping on the "Menu" option menu and then tapping on the "Clear Values" menu option. This will clear all the values back to the same status that they were when the application started.
